These numbers make one thing clear: there is no single “Southwest Florida market.” Naples, Cape Coral, Fort Myers, Estero, and surrounding communities can offer very different pricing, inventory, and negotiating conditions. Owning property in Southwest Florida comes with local considerations that deserve attention before you sign a contract. Flood risk can vary from one property to the next. FEMA states that properties in Special Flood Hazard Areas with certain government-backed or federally regulated mortgages are subject to flood-insurance requirements, and most standard homeowners policies do not cover flood damage.
Insurance underwriting also deserves early attention. Florida’s Department of Financial Services explains that insurers may request a 4-point inspection on older homes covering the roof, electrical, plumbing, and HVAC systems. A wind-mitigation inspection may identify eligible premium credits.
